Field report — Corsicana, Texas
We ran the play in Texas. It worked.
Corsicana sits an hour south of Dallas–Fort Worth, on the road to Houston — a downtown built for a comeback: walkable, historic, and full of good bones.
We walked the district storefront by storefront, assessed the street-level experience, and handed the city a concrete set of moves to upgrade the streetscape and the downtown experience — grounded in Corsicana's own history as a birthplace of American energy.
Small improvements, made deliberately, are how a downtown starts drawing visitors, energizing businesses, and reminding a town who it is.

A landmark terracotta facade reimagined as the Corsicana Innovation Exchange — arched glazing restored, ground floor reactivated, the street given a reason to stop.
Corsicana Yard
A dead lot between two buildings becomes a food-truck yard and gathering space — murals, seating, and shade turning leftover ground into a destination.
